i cannot fault this company in any way, Staff very knowledgeable and nothing is too much trouble for them,much cheaper that a high street agent and you get to check and meet your tenant before move in,so you decide whos going to rent, have had major problems with terrible high street agents and poor service,with high fees.

v good service and results
i initially signed up one year ago and have let three properties thru u pad. their service always generated a LOT of response. my latest flat (let last week) was only empty for 7 days.
2 gripes, one minor another sl bigger
1) they get a lot of DSS enquiries (probably b'cos they use gum tree) but this is always easy to deal with, i simply inform the enquirer that unfortunately i do not accept DSS
2) They put their price up from £69 to £99 per property (although i bought a multi property package which did bring it down again slightly)
still far cheeper than any high street agent and better service.

A slick and hassle free process
Having placed a similar advert to the one our local letting agent used, we we pleasantly surprised to have 18 enquiries in a month. The loacal agents took 2 months to find the right person and cost 150% more in fees.

UPAD does exactly what it says it will do efficiently, whilst being friendly and very helpful when contacted.
UPAD advises using really good quality photographs. That has proved to be sound advice. When asked to arrange for such photographs to be taken professionally, this was done and the photos were displayed extremely quickly, at a very resonable cost. Good friendly basic service - job done!
Lots of good advice and help for us beginners. No hidden or unexpected charges. A little problem with the prospective tenant's email address which had been taken down incorrectly - this could have been rectified earlier by contacting me. Also a small but crucial error in sending us an English Tenant Agreement - this was quickly fixed when pointed out that our property was in Scotland. I would certainly use Upad again and recommend them to my friends. Tenants commented that charges for references were the most reasonable that they had encountered.

Great pro-active service at great price - success!
I decided to try Upad to let my flat as I wanted to get my property on all major websites and they could take care of that. In short, I contacted them, they were hugely efficient with a straightforward, easy listing process at a bargain price. Staff were easy to contact, courteous, and I had 7 viewings through Upad in the first three days - flat let, they took over the reference check and produced a no-nonsense simple tenancy agreement. I couldn't have asked for any more from them. SOOOOOOO impressed! Thank you :-)

An effective, efficient and thoroughly professional service
Having been one of a lucky group who received a free 'taster' listing, I was very surprised to get such a personalised service. I received more than one phone call from Upad to check on whether the service was working for me and to invite my feedback. Creating the listing was easy and the finished product looked professional. The use of email to link up landlords with potential tenants is efficient and effective. Most important of all, I had a steady stream of enquiries which shows that the service has high visibility. I have now found a suitable tenant. Thank you

Excellent way to meet your new tenants face to face!
Don't trust agents, I prefer to meeet my new tenants. Then you get to feel whether they are nice people, but you can still check them with credit score!!!!!
I spent £59.99, intead of about £750! I would certainly recommend as your really need interent coverage on rightmove for more expensive propertys.

Made finding a tenant easy
Used twice now. Just wanted to advertise a property to rent as broadly as possible. Received plenty of interest and in both cases found a quality tenant. I never used any ancillary services and vetted interested parties myself to sort the wheat from the chaff (or is that chav). Good service. I would have given it 5 stars only the price went up considerably in the 2 year interim period between tenants. All in all very good. Thank You

Best letting service received so
I thought the service was great value, easy to use and the people I dealt with by phone were really helpful. The service wasn't perfect (e.g. a phone call not returned or a delayed response to an email), but nothing that caused me problems - and it was still a far superior service than that provided by previous letting agents. When I contacted Upad about an issue with prospective tenants, they were knowledgeable and able make good suggestions to resolve it. Within 2 hours of the property being advertised I was receiving enquiries from prospective tenants and after a few days had to remove my flat from the listing as I'd already selected my tenants and was still receiving enquiries. My new tenants moved in within 10 days of advertising. I like the fact that I got to meet and select the tenants I wanted. I have already recommended Upad to friends and will continue to do so.

A great service - very efficient and helpful
I was very happy with the service and it was worth every penny. The people I spoke to were very helpful. The ad looked great when it went up; the photos were great. As a result my flat was rented out within a week. The checks were done and the deposit and first month's rent was collected without any trouble. All in all a great service

Very proactive and efficient

Quick listing and very fast results
This is our third time of listing, each time it has resulted in tenants, but this time we had three prospects on the first day and two on the second. We agreed on the third prospect and suspended the listing and cancelled further viewings.

Completely surpassed my expectations
I wouldn't hesitate to use Upad every time we rent a property out. Living overseas I had a few reservations but from the easy use website to the follow up from staff at every step of the way I was so impressed. Everything was so easy and quick. The photographs were great, the reference check fast and before we knew it we had tenants and their first payment had been taken and transferred to me.
I've been recommending them to everyone I know. Estate agents should start getting worried because this is a really fantastic business model.

Great service and value for money
As a first time landlord, I didn't really know what to expect from upad, but have been thoroughly impressed with the service. For less than £100 I have advertised my property on all the main sites, upad have efficiently dealt with the tenant referencing (with no cost to me and with a personalised feedback conversation) and their friendly staff have provided me with guidance along the way (in terms of my tenant selection process). The text and email service allowed me to reply to enquiries promptly. Within a couple of weeks (and after a stream of enquiries) I have now signed a tenancy. Well done upad and keep up the good work.

Great service and value for money !
Best decision I've made in a long time. Being unemployed and trying to make a go of the buy to let market, I needed to keep my costs down and after searching the internet I found UPAD.
Their site was easy to use and guides you along the whole process. I was inundated with contacts and couldn't have wished for more. Within a week I had more than one offer and have signed up with a new tenant.
I have already recommended UPAD to all my friends and would do the same for anyone looking for a similar service.
I would watch out for imitators of UPADs services, I found some on the internet advertising a similar service for less money, however on searching the sites where they would advertise they appeared not to have a single advert !

Great value and customer service
The perfect, no-hassle way to get your property seen by huge numbers of house-hunters. Customer service was great - every time I called with a question it was answered right away, including adding a new location when I couldn't find exactly the right one on the form. I wouldn't hesitate to recommend, and will certainly use uPad again the next time I need to let my flat.

Fantastic service and value
We used upad as an alternative to the usual Leeds letting agents. As soon as the ad went live on Rightmove the enquiries started coming in. The text notifications are great and easy to manage. We let to good tenants within 2 weeks for a fraction of the usual cost.

Effective Service which I am sure will evolve.
The Upad property letting service is promoted very well and with the addition of a facility for prospective tenants to leave messages on individual circumstance and requirements which would allow further qualification from Landlords I believe the service will be significantly enhanced.

Absolutely fantastic service and would thoroughly recommend it.
I would highly recommend UPAD as their service was first class and i had several people interested in my property.
I had initially gone round local estate agents and they all wanted too much money etc to advertise my property.
With UPAD, it was so easy and my property went online within 2 hours.

With traditional letting agent my flat was empty for 6 months with Upad it was empty for 1 week!
Using Upad couldn't be more simple - uploading photos of my flat and composing a brief description took less time and a lot less cash and hassle than having to involve a traditional letting agent. Within one week of my Upad posting, I found some lovely new tenants. The staff at Upad were on hand to help at every stage; from tweaking the description to tailoring a tenancy agreement - they are really nice, straightforward, efficient and very easy to deal with. They couldn't be more different from the usual traditional letting agents I've had to deal with in the past. Use Upad, they are a breath of fresh air.

Attention all BTL landlords, use UPAD as your one stop shop - nothing comes closer
We have been letting properties in London for 10 years now and have always used local Estate Agents to find us the tenants.
Having 'discovered' UPAD recently we used their service for one of our latest property. We could not have been more pleased with the service provided.
After completing the formalities (loading the property photos, floormaps etc) and paid their fees, our property was let in less than 10 hours! Our only regret: why did we not use UPAD earlier?
The website is extremely easy to use and I particularly like the fact that that once 'activated', the property is listed on all the famous property portals such as Zoopla, Rightmove and many more.
With estate agents charging 11% of the annual gross rental as fees, UPAD is very competative indeed.
We have another let coming up in April, and guess whom I will be using AGAIN, yes UPAD.
Keep up the good work and with your track record, at least with me, and I am sure with all your other landlords, I am sure you will come to dominate the martket sooner than you think.
