We've used UPad now a few times to advertise our properties. Their website is really easy to navigate around and listing a property for rent is really easy. I like the way you receive a text message as well as an e-mail notifying you that someone has registered an interest in the property you are looking to rent out. In addition, their support staff are really friendly and helpful should you have the need to phone them up. I will definitely use UPad again and would recommend it to any landlord who's looking to advertise their property to rent !
uPad were very helpful when I first spoke to them. They found me a tenant within 12 hours and followed up to see if I was happy. They were also able to provide me with a tenancy agreement and reference checks.
I'd highly recommend this service to anyone. And I have.
After spending many years of placing small ads in local papers I started usung Upad, and have been very impressed
Hours after my ad went live on Upad, a local agent called up and said he actually had people on his 'list' who were looking for houses exactly like mine. After a bit more sweet-talking I agreed to offer him a half-month's rent if he introduced me to a tenant. Result: zero contacts from him over the next month - he had simply lied to get me to sign up with him. When I visited the house to check on some decorating I found the Upad to-let board lying behind the garden fence and a board from the estate agent pushed into Upad's hole (so to speak).
I would not hesitate to use this service again if one of of my properties became vacant.
Upad itself is a great website with great after sales. Opportunity for national exposure on major portals and 24 hours staff that are friendly and quick.
All leads are vetted and then both emailed and texted to my mobile.
I hope this becomes the platform and benchmark for direct renting between private landlords and private tenants. Cut out the agent and keep renting cheap!
The upad site is excellent both in terms of being user friendly & even better for prospective tenants to navigate & speak to profficient staff if the need arises.
Very easy service, provided a large number of leads which ultimately lead to an application being taken. Good communication and quick forwarding of contacts made this a very repeatable experience.
The best do it yourself system ever. No more relying on letting agents. I've now let 3 properties through Upad and won't use anyone else.

I put my house on UPAD to attract a tenant advised to change my photo's around two weeks later 5 prospective tenants. I now have a tenant moving in in the next couple of weeks.
Upad is a good tool to use and was exactly what was needed for people wishing to manage there own propertys.
I used to advertise in the local paper - a weekly - but these days I get a better type of tenant (computer literate even if not literally literate). It usually takes five to six weeks for the right person to turn up but I think it's worth waiting for. Good luck!
First time user for a one bed room flat. Plenty of applicants and helpful interaction from the Upad team. found the tenants within a couple of weeks. However, was let down by the tenancy agreement service, which seemed to have difficulty processing (or finding our emails) the details of the agreement and then went home without completing, meaning we had to do it ourselves the night before the tenants moved in. Would have been five stars but for this point. So we would recommend for tenant finding but found the letting admin service unreliable.
I came across upad by chance some time ago, and now when i have an empty property they are the first people i go to. I manage all my own properties, so finding good tenants is very important, Upad help by letting you pick the best options for you. Being able to change wording, criteria, pictures is also essential. I would not hesitate to recommend them to anyone, well worth the money.
I will recommend this web site for anyone doing business with them. Excellent service I will use them in the future as well if I want to nothing to complaint about

My cynicism was soon dispelled by easily accessible, helpful and effective service from the team and initial difficulties over passwords quickly resolved.
The online ad was easy to set up and experienced input from the team helped with effective wording. There were significantly more responses than for a similar local paper ad running in parallel and we quickly found a suitable tenant.

A very helpful team that deliver great results. The team at UPAD have been nothing but brilliant in helping me to understand what i have needed to do and then arranging for it to happen as well.
Where you require a service that UPAD do not offer in-house, they have selected very good, reliable and thorough suppliers who equit themselves to the highest standards.
You do have to do any viewings yourself but then who knows the property as well as the owner. Plus with the marketing services UPAD offer, if your property is to a good standard, you won't need to host too many viewings
Admittedly there was an instance where information didn't transfer from one team to the other as well as it should have but for the service and value that UPAD offers, this is a minor detail that can be easily rectified.

I used to run a letting agency. The newspaper advertising costs, business rates, staff costs, training costs, VAT, business rates, rent, professional indemnity premiums, membership fees for professional associations, insured deposit fees and, most importantly, monthly subscription fees for Rightmove and the numerous other property portals drove me out of business.
However, I continue to manage a considerable number of properties for myself and connected parties, and I need to find teannts. This is where Upad comes in. For under £100 I can reach tenants more effectively now than I ever could as a full-service letting agency. Telephone enquiries are answered from early in the morning until late at night, all without any need for me to have my phone switched on.
Upad is a new type of agency, one which will drive high-street, high-cost agencies to the wall. If you are happy to manage your own properties and collect the rent, Upad is for you. Their model is first class. Give it a try. You won't be disappointed.
As a small landlord unable to mix with the big boys, national advertising was just out of our reach. We used the local papers etc which were expensive and dictated what and how little you could say to get any sort of message across to prospective clients.
We then found Upad and all changed. Our quality of client went up, the speed of advertising went to almost instant, you can say need to say to attract clients. It's efficient and easy, loads of photos if you want, brochures you can print off, lots of tips. You know when your ads go live to hundreds of property search sites, your contacted by text and email, you should be able to contact a prospective tenant within minutes of them making an enquiry. If you are stuck a phone call gets you to a friendly real person who picks up the phone within a few rings and guides you through any problems, you can even see their photo on the website.
They have lots of landlord services we used the Gas certification, 1 call, next day engineers arrange site visit, next day our certificate was ready for download off the web - brilliant!
Conclusion - use Upad, and life becomes so much easier for the private landlord, even if its only one property.
A comprehensive service allowing landlords to utilise as many or as few of their services as possible. Well recommended.
Does everything you want, even to be able to pause the advert while you interview prospective tenants and to put it back on a few days later with the option of modifying the read, all included in the price.
Upad are absolutely brilliant. The service you get from them is well worth the money and I will definitely be using them in the future and recommending them to all my friends. They should expand into property sales as we need a great company like this to lead the way for the other agents to follow.
I have been using Upad on and off for a few years but the response rate has really fallen off recently. Most of my properties are now rented through a simple sign in the window or Gum Tree. I think it is too expensive now for the low response rate and does not represent value for money.
After 3 months with a local estate agent and only one person shown around (or only one they bothered to tell us about)- it was refreshing to get a call last Saturday (10th) for a viewing Sunday and, following satisfactory referencing from yourselves, they moved in Friday evening (16th)!!
Since last Saturday we have had 4 other enquiries but are very happy with the guys moving in.
There is no doubt that estate agents wll not get a look-in in future- we will come straight to yourselves!!

Once your property details are passed to Upad, they process them quickly so your advert is up and running. They have good exposure for advertising and I've always had a good number of replies and let successfully. Was recommended the Upad service by a friend who rents out several properties. Found their site very easy to use. Our listing went up quickly and the staff were very helpful and friendly. I was very impressed that someone actually called to discuss our advert and make sure it was fit for purpose, advise the process for listing/when it would go live/which sites, let us know they could also assist with referencing and ask if we had any questions about the process. Once we paused the advert they rang again to confirm there was a prospective tenant and that we wanted to pause the advertisement. No hard sell tactics, just friendly customer service. I will be recomending this serivce to our friends and other landlords we know. They made advertising and attracting tenants to the property very easy.
