We stayed at "2-Unit Beach to Bay Cottage...NOT Grandma's place! " in Bradenton Beach, Florida for 2 weeks over Christmas 2014. It is an amazing little duplex 1/2 a block to both the gulf and bay side of Bradenton Beach. Walking distance to all the local sites and a short drive to many more of Florida's amazing areas and sites.
My family and I stayed at this wonderful and cozy cabin for a weekend. The cabin was nicely decorated and large enough to accommodate 8 people and 2 dogs. The surrounding nature around us was the best part. I would definitely recommend this place. Lenny (the owner) and his wife, are very friendly!
And this applies to both owners and renters. Why should Flipkey keep your money between booking and arrival? If the company goes out of business both owner and renter lose. If the renter cancels outside of the owner's cancellation policy the owner is stuck with an empty property and a chargeback. Everyone's best protection is to have direct communication between renter and owner, read the terms carefully, and get it in writing. "Pay per booking" is not protecting anyone. The only "assured" profit goes to the broker. Owners take a big risk of losing their rental fee if the guest cancels at the last minute and disputes the credit card charge. Renters are not protected by Flipkey or any rental company .... best protection is to make sure your rental home is licensed by the city it operates in and talk to the owner.
Paid in full with Canadian credit card for a rental in Canada, which was cancelled by the owner two days later due supposedly to a calendar error. Refund received ok, but $150 less than I paid. Flipkey says because the money was converted to US and then back again to Canadian for the refund, they cannot and will not do anything. Amazon, Sears, and others seem to be able to handle this kind of thing correctly and fairly with their .ca sites. Very surprising from a company like Trip Advisor with international aspirations. Canadian (and other non-US) customers be warned! Book through a site where you can pay in Canadian dollars.
I have received a large booking that is due to come in to my rental for December 2014 and as it came through Flipkey, I was obliged to use their booking/payment system. It was my first time using them and I agree with all the other comments here of what an appalling company they are to deal with. I called in advance to ensure I was comprehending all the terms of their payment system and was told that there is a 3% cc charge. Fair enough. The guest just paid 50% and then I get notified that the guest has been charged a booking fee of nearly $800US! I ask what this is for and they say that is what the guest has to pay them for using their service! However, they have not done a thing, aside from send the enquiry on as far as I know!! Next thing. I notice that "funds will be sent to you within 24 hours of check-in"! I called them and told them I had not been told that this is their policy and I was informed that its in their terms and conditions. This means that they stand to make interest on the money of the guest (my money) for the next 10 months. At this stage, its nearly $9,000 and by September it will be increased by that much again! So, in addition to charging the guest a booking fee(!!) charging me cc interest (fair enough) they also stand to earn interest on the money they hold back. My question to them was: "so what happens if your company goes bankrupt in the next 10 months" Answer "this is not likely to happen because we are Tripadvisor"!! I wonder if Lehman Brothers adopted the same principle?!!
Up until now, I have only ever used Homeaway/VRBO which is a professional and easy company to use. I pay to list with them and get the monies straight away. I have never in all the years dealing with them, had a problem.
I am pulling all my listings on Flipkey as I cannot deal with a company such as this.
We were going to Acapulco for 5 nights and we found a beautiful house on Tripadvisor. We were able to communicate with the owner via email/phone and he continued to tell us about his property (2 pools w/waterfall, ocean views, a/c, working kitchen, english speaking staff member, outdoor area with swim up bar/bbq). He had us pay via Flipkey, we felt a bit reassured about their "Peace of Mind" guarantee (BIG MISTAKE). After a 4 hour drive with 2 teenagers and a dog, we reached our destination only to find out the property owner had misrepresented the property and waited until we got their to inform us the water fall, kitchen, a/c were not working. The pool hadn't been cleaned (debris, bird feces, slick sheen), the views were non existent and the swim up bar stools were covered in green slime. We were upset and confronted the owner about his misrepresentation and asked why he failed to inform us during the calls/emails that things were not working, he wouldn't respond and told us to just enjoy what was working. Really. We left and contacted Flipkey about the misrepresentation as soon as we were able to find another place to stay. After some correspondences back-forth, FlipKey decided it was not misrepresentation (even though we had emails) but used one of their many "outs" in their "Peace of Mind" guarantee fine print (maintenance) to deny a refund. When we tried to dispute, a Flipkey CSR informed that he is the final decision maker and they do not escalate to management if you disagree with his decision because they are not customer facing....so...basically you are out of luck. Also, do not try to dispute the charges with your CC or they will fight it. Flipkey also stated we must work with the property owner to try and negotiate a refund, washing their hands of the situation. Like an unethical property owner who has your money via Flipkey is going to return it!!! We have yet to hear back from the property owner after numerous emails/phone calls. Why is Flipkey so pro-owner??? They not only charge you a $75 booking fee but they also receive a commission from property owners so they seem to be more interested in the Corporate Bottom Line than their customers.
I don't make a habit of complaining and generally service levels for most things are good enough for me not to bother.
Flipkey is an exception. Their Customer Service is truly abysmal. My photos have been out of focus on TripAdvisor (in focus on Flipkey) now for 3 months. I've been back and forth too many times, each time it's my responsibility to follow up with them. It's still not fixed, there's a technical glitch which they seem unable to resolve. Can it be that difficult? I pay $250 / year for this service? I've not had a single enquiry on my property for 4 months now.
This company has experienced very frustrating growing pains over the past couple of years. Despite complaints and suggestions, Its software continues to be glitchy and error-prone. Lately, I have sent numerous requests for customer service because Flipkey's programming errors have disrupted a guest's order. FlipKey refuses to respond to my ongoing requests. They refuse to correct the situation. They will not offer apologies. Although I have asked for management to be involved, I cannot get a response to my numerous emails from anyone in the company. Consider yourself forewarned.
I booked an apartment in Rome through Trip advisor who processed the payment through their subsidiary Flipkey which included the peace of mind guarantee. The money was paid in full and after 7 weeks I receive an email from the owner telling me the apartment is now not available and he can offer me cheaper accommodation in a completely different area with less bedrooms. Because it does not meet my requirements I decline his offer so he then tells me to cancel the booking (if I cancel I will only get 90 precent of my money back plus a $350.26 fee) I then contact rental support and after several days I get an email from them telling me it is fixed as they have told the owner how to cancel the booking and the owner will contact me within 2 days as this did not happen I have contacted rental support again. Still awaiting a reply from them and my money back. Would I rent from them again NO not after this experience.
I rented a 5 Br beach Home in Fort Myers Florida that I found on this site last Oct 28/13 Still waiting on a $500 security Deposit from the owner I am sure since he is no longer on their site can't find him anywhere on the internet that I have lost the monies! Flipkey won't help as I paid through Paypal So there is one lesson and Paypal won't help as it was past 45 days before I put in a investigation so second lesson learned. flipkey is the best to book with have never had any issues when i have booked with them and the places i have stayed at are as they have looked on there website would recommend you have a look at there website before looking at any other site
Unlike some of the other similar sites whats shocking about Flipkey is that you'll never know anything about your guests until they rent your home. Other sites at least tell you where they are coming from, a picture, whether they have reviews from other places they've stayed. With flipkey you get a name, thats it. Some guy somewhere wants to stay at your home. I've also been on flipkey for a week and any requests I've got have appeared to be scams, people fishing for information, which seems rampant on this site. And don't ask for customer support, you'll wait days for a generic email that does not answer your questions at all. Overall, a pretty horrible experience and I'm not sure how they expect to compete with airbnb or any of the other sites who do things right.
We rented a place in San Pedro, Belize. Conditions were unacceptable, but took us a day to find another place. Contacted owner and Flipkey through the process and provided pictures of the gross misrepresentation of rental. Only given lip service from Flipkey and the fine print on the glorious Peace of Mind guarantee, makes it essentially useless for a traveller stuck & trying to find an alternate place. The customer no-service was a talking points e-mail who provided no support to the distressed traveller. If everything works well - Flipkey is OK, but if you have ANY problems, you are on YOUR OWN and will bear all the costs and inconveniences associated with a bad rental and securing an alternate accommodation. Once you are to their "Trust and Security" division, you will have no substantive help, and will never be able to speak with a representative and have NO recourse to appealing to a higher authority in Flipkey. Essentially, you are screwed for all the costs. It was a disaster for us in a foreign country.
I AM AN OWNER AND THIS SITE IS TERRIBLE TO WORK WITH..I HAVE TRIED TO CONTACT THEM, BY PHONE, IT IS DISCONNECTED AND NO RESPONSE TO M EMAILS!! GREAT SUCCESS WITH VRBO FOR 4+ YEARS!! WISH I COULD GET MY MONEY BACK FROM FLIPKEY!! WILL BE POSTING TO VRBO OWNERS NOT TO USE FLIPKEY!! LETS SHUT THEM DOWN!!
On 1/31/2014 we attempted to book a property in Naples Florida through FlipKey at the Lely Greenlinks Golf Resort. After more than 48 hours we have not received a response from the Property Manager, Lisa Potter. The FlipKey site states that the property owner has 48 hours to respond. We have sent her multiple email messages through the system, but still no response. Our Credit Card was billed $1,340 for the rental.... and now this particular property has disappeared from the FlipKey site. Further, we cannot reach FlipKey or Trip Advisor. They offer no contact phone number, only a website to send messages. So far they have not responded to any of our messages. We have started the process of disputing the $1,340 charge with our credit card. I would recommend staying away from FlipKey as they are not reachable and seem to have no control of fraudulent listings. We have always had good luck with VRBO.com (Vacation Rentals By Owner) and will be working with them again following this disappointing situation.
I went on FlipKey over 2 months ago, and responded to a property that I wanted to rent over Valentines weekend. I finally called the manager today as to why I haven't received a response that I had secured the rental-they told me your site does not show updated information as to what is or is not available, and the property I wanted had been reserved for quite awhile. I am furious that i trusted your site to plan for a weekend getaway that really meant alot to me-you should not even be allowed to advertise on the web, if you can't provide any type of reasonable service!!!
I tried two times to reach the owner of a flat located on South Beach to rent it for a long weekend and very unfortunately never get respond from him of my request if the apartment would be available or not for the dates I asked.
